The job explained
What a knock-down rebuild actually involves
A knock-down rebuild runs in a fixed order, and most of the delays happen when the order is broken. Before anything is touched, the demolition approval is in place as part of the DA or CDC, the services are disconnected and capped by the relevant utilities, and an asbestos survey has been done. Anything the survey finds is removed by a licensed asbestos removalist and cleared with a certificate before the demolition crew starts, because disturbing it during demolition is both dangerous and illegal.
With the site clear of asbestos, the soft strip comes first: fittings, windows, doors, roofing and anything that can be salvaged or recycled separately. Then the structure comes down, usually with an excavator fitted with a grab, working from the roof down and from the back of the block towards the street so the machine always has room to work and the rubble lands where it can be loaded. Neighbours are notified, dust is controlled with water, and the boundaries are protected with mesh fencing.
The part that separates demolition and excavation done as one job from done as two is what happens under the house. Old slabs, strip footings, brick piers and redundant drainage are dug out and carted, not left in the ground where the new footings will find them. Buried rubble and old fill is stripped. The rubble from the house is sorted as it's loaded: concrete and brick to a recycler, steel to scrap, timber and general waste to the appropriate facility.
Once the site is stripped to clean ground, the new build's earthworks start straight away with the same machines: the pad cut to the builder's levels, the footings trenched, the services run. Handover is a level, tidy pad ready for the surveyor and the concreter, with everything from the old house gone.

Demolition and excavation questions, answered
How much does demolition and excavation cost in Sydney?
It depends on the size and construction of the house, whether there’s asbestos, how much rubble has to go and what the new build’s excavation involves. Quoting both together is usually cheaper than separately because the machines are already on site. Every job gets a written quote after a site look with demolition, asbestos, cartage and the new cut spelled out.
Do I need approval to demolish my house?
Yes. Demolition is approved as part of your DA or CDC, and there may be conditions on hours, dust, tree protection and waste. We work to the approved documents and your certifier’s conditions.
What about asbestos?
Any house built before about 1990 is likely to have some. It’s identified in a survey at the start and removed by a licensed asbestos removalist with a clearance certificate before demolition begins. It’s never disturbed during demolition.
What happens to the rubble?
Sorted as it’s loaded. Concrete and brick go to a recycler and often come back as road base, steel goes to scrap, timber and general waste to licensed facilities. Disposal is set out in the quote.
Do you remove the old slab and footings?
Yes. Slabs, strip footings, piers and old drainage are dug out and carted, not buried. Leaving them in is how new footings end up sitting on old concrete.
Can you remove an old pool?
Yes. Concrete pools are broken out or collapsed and backfilled to the engineer’s specification; fibreglass shells are cut up and removed. If the new build goes over the old pool, the backfill is compacted and certified.
How long from demolition to the new pad?
It depends on the house, asbestos, rubble volume and the new cut, but doing it as one job removes the gap between contractors. A program comes with the quote.
