What Inner West jobs need

No side access, a heritage overlay, and rock under the terrace

Digging in Rozelle is defined by what's in the way. Terraces and semis have no side gate, so the machine goes through the front room or over the back fence and the spoil comes out by conveyor; much of the area is heritage conservation area, so the dig comes with conditions and sometimes an archaeologist. The ground is sandstone on the ridges, shale clay on the flat and a century of fill along the rivers, so every job is planned around access first, then ground, then the overlay.

What's different about digging in Rozelle

Rozelle, in short

Rozelle sits about 5 kilometres west of the city. It's anchored by Rozelle Bay, Callan Park and Rozelle interchange. It's ringed by Balmain, Lilyfield, Annandale and Leichhardt. What's changing: basement digs and pools cut into rock, and underpinning and retaining on the steep terrace blocks.

The houses, and what they need

Most of Rozelle is victorian and Federation terraces and workers cottages, with heritage conservation areas, over by Rozelle Bay. Near Rozelle Bay, the heritage streets carry conditions near the listed houses. On a Rozelle block that usually means basement digs, pool digs and retaining walls.

The ground under Rozelle

On harbour slopes, Rozelle ground runs to Hawkesbury sandstone with rock close to the surface, near Rozelle Bay. On the Rozelle blocks toward Callan Park the rock is shallow, so pools, piers and basements are sawn clean and broken rather than dug. Around Lilyfield, the sandstone is sawn at the boundaries and carted out as rock.

The council, access, and getting to you

Rozelle is Inner West Council ground; near Rozelle Bay, heritage and tree protection controls apply and we dig to the approved plans. The Rozelle crew comes in off Darling Street or Lilyfield Road, where the slope is worked in benches with retaining.

Excavation in Rozelle, answered

How much does excavation cost in Rozelle?

It depends on the volume of material, the ground (hawkesbury sandstone with rock close to the surface on harbour slopes), access for the machine and how far spoil has to be carted. Every job gets a written quote after a site look, with the dig, cartage and cleanup spelled out, so you know what’s included before anything starts.

Do I need council approval before you dig in Rozelle?

Usually, if the excavation is part of a build. Cut and fill beyond set limits, work near boundaries and anything on a lot with a flood, bushfire or heritage overlay needs approval as part of the DA or CDC. We work to the approved plans; check with your certifier before the dig is booked.

How long does an excavation job take in Rozelle?

A trench, pool dig or single pad is a day or two; a knock-down site cut or a basement runs longer and depends on volume, ground and weather. Dates come with the quote, not after.

Is there rock in Rozelle?

Yes. Hawkesbury sandstone with rock close to the surface on harbour slopes. The ridge suburbs sit on sandstone at or near the surface, often right under the floorboards of a terrace. It’s sawn against the party walls and broken out, and it’s in the quote from the site look.

Can you dig a basement under my Rozelle terrace?

Yes, and it’s one of the most common Inner West jobs. The house is supported to the engineer’s underpinning design, the ground under it is dug in stages through the front or rear, and rock is sawn at the party walls so the neighbours’ footings stay put. Spoil goes out by conveyor.

My Rozelle house has no side access at all. How does the machine get in?

Through the house on boards with the floor protected, or over the back fence by crane. Spoil comes out the same way or by conveyor into a skip in the lane. Slower than a side gate and priced for it, but it’s how most Inner West yards get dug.

My Rozelle house is in a heritage conservation area. What does that mean for the dig?

Conditions on the approval, usually about keeping the front of the house, protecting the neighbours’ walls, and sometimes an archaeologist watching the dig on the oldest streets. Haberfield and the older parts of Balmain, Glebe and Marrickville are the strictest. We dig to what’s approved.

Do you do knock-down rebuild site cuts in Rozelle?

Yes. The old house down, slab and footings out, the block stripped and the new pad cut and compacted, as one run if you want the demolition handled too.
